Sell
Selling, with every promise you make on paper checked
A sale is the buyer's contract until you've read it as your own.
Before you sign a listing agreement, I read it with you: how long it runs, what the commission is owed on, and how you get out. When an offer comes in, I go through what you'd be promising, from the closing date to the items that stay with the house.
Then the buyer's title company sends its objections. I answer them, clear what can be cleared, and go over the deed and settlement statement with you before you sign. If you're selling a rental to buy another, I work with your exchange company and tax adviser so the dates line up.

What I do for a seller
Included in the flat fee for a sale, except 1031 exchange work, which is billed by the hour. Title insurance, recording and escrow fees are separate, charged by the title company at closing.
The listing agreement
The term, the commission and when it's owed, and how either side can end the agreement.
Disclosures
What you're required to tell a buyer about the house, and how to say it accurately.
The offer and counteroffers
Dates, conditions and what's included, read before you accept anything.
Title objections
Answers to the buyer's title company, and clearing liens or old mortgages that still show on the record.
1031 exchange timing
For a rental or investment property: coordinating dates with your exchange company. Tax advice comes from your accountant; I handle the legal papers.
Sellers ask
What if the buyer's financing falls through?
It depends on the financing clause and its deadline. Sometimes the earnest money comes to you, sometimes it goes back. I'll read your contract and tell you which, and what to send.
Do I have to fix what the inspection finds?
Usually not. The buyer can ask, and you can say yes, offer a credit or say no. I'll help you answer in writing before the deadline.
Can I sell while I live out of state?
Yes. We work by phone, video and email, and you sign before a notary wherever you are. Some sellers give a trusted person a power of attorney for closing; I can prepare one.
Listing soon, or holding an offer?
Send the listing agreement or the offer, and I'll read it before you sign.
